Pre-Construction FAQ

You buy a unit before it's built, based on floor plans and renderings. You pay a deposit upfront (usually 15–25% spread over time) and close when the building is complete — typically 2–5 years later.
After you receive keys but before the building registers, you pay the builder "occupancy fees" which cover mortgage interest, property taxes, and maintenance — similar to rent. This can last several months to over a year.
Possibly, through an assignment sale — transferring your purchase contract to a new buyer. Rules vary by builder. Some contracts prohibit it; others allow it for a fee. I'll help you understand your options.
In Ontario, Tarion covers new homes for: 1 year (defects in work/materials), 2 years (water penetration, electrical/plumbing/heating, building envelope), and 7 years (major structural defects).
